In Turkey, the use of powers of attorney in property transactions has long been a common practice. However, with the new system introduced by the General Directorate of Land Registry and Cadastre (TKGM), powers of attorney that grant authority for the sale of immovable property can now be revoked online via WebTapu. This development has become one of the most notable elements of the real estate regulations entering into force in 2026.

 

One of the most frequently asked questions at this point is “What does revocation mean?” and “How is a power of attorney revoked?” Revocation refers to the unilateral termination of the authority granted through a power of attorney. Once the revocation notice is recorded on the system, the attorney’s authority ends immediately, and the right to perform any transaction on the property ceases.

 

What is WebTapu?

WebTapu is the official digital platform through which land registry procedures are carried out using the e-Government infrastructure. Property owners can view land registry information, submit applications and complete many other transactions online, including the revocation of powers of attorney.

With the 2026 regulations, the revocation procedure has become one of the key functions of the WebTapu system.

How is a Power of Attorney Revoked?

The person granting the power of attorney logs into WebTapu via the e-Government portal and submits a request using the “Revocation” option. Once the notice is reflected in the system, the revocation becomes effective and all powers granted to the attorney are terminated. As this removes the need to visit a land registry office, the procedure is both faster and more secure.

Which Powers of Attorney Can Be Revoked Online?

Powers of attorney executed before a notary as of 1 January 2023 may be revoked online through WebTapu. For those issued prior to this date, an in-person application is still required. This distinction is the key criterion that determines legal validity, particularly in powers of attorney that include the authority to sell property.

Can a Revocation Be Withdrawn?

No. A revocation cannot be withdrawn. If the attorney is to be authorised again, a new power of attorney must be executed. For this reason, the decision to revoke should be carefully evaluated during property sales, transfers and other registry procedures.
