Info

Kemer Country is a residential and leisure estate in the Göktürk neighbourhood of Eyüpsultan, Istanbul, bordering the Belgrad Forest. First conceived in 1986, the project was built in phases from the mid-1990s onwards. The first residential groups were completed in 1997 and 1998. With sub-phases of distinct architectural character, the estate is today the most established and comprehensive residential community in Göktürk. All homes are occupied.

Architecture and Developer

Developer: Kemer Yapı ve Turizm A.Ş. The estate was founded by Esat Edin.

Site plan and residential architecture: Torti Gallas. The firm prepared a plan that reinterprets traditional Turkish residential architecture through bay-windowed façades, tiled roofs with deep eaves and timber detailing.

Building architecture: The Social Centre, Kemerboyu Konakları and Lale Kasrı were designed by Cemal Mutlu.

Sub-phase developers: The Kemer Country Su Evleri phase was developed by Lidya Yapı.

The estate's architectural identity draws on the historic aqueducts that gave the area its name and on the architectural language of Mimar Sinan.

Phases and Property Types

Rather than a single uniform complex, Kemer Country is made up of sub-phases, each with its own character. The main phases are Anafaz, Kemerboyu Konakları, Kemerbahçe, Su Evleri and other villa and mansion groups.

  • Semi-detached villas: 4-bedroom and larger, including options with private pools.
  • Detached villas: From 5+1 to 8+2 layouts, with large gardens and lake or forest frontage.

The Su Evleri phase comprises 42 villas in 30 blocks and includes detached, semi-detached and triplex villa types.

Key Strengths

An established address: Kemer Country was the first project to establish Göktürk as a luxury residential area. More than thirty years of history give it a settled community life that newer developments in the area cannot replicate.

Low-rise, low-density architecture: There are no high-rise blocks on the estate. Low-rise mansions, townhouses and villas are planned together with the forest, ponds and golf course.

Comprehensive amenities: Having golf, equestrian facilities, a hotel and sports facilities within a single estate is rare in Istanbul.

A broad product range: Options ranging from 180 m² apartments to 1,200 m² lakeside villas meet different budgets and needs at the same address.

Compared with newer developments in Göktürk, Kemer Country offers a more established setting, larger gardens and more extensive amenities. In terms of price, it sits at the top of the local market. Detached villas bordering the forest or facing the lake are the estate's most liquid property group and the one that best retains its value. For families and high-end buyers seeking a secure lifestyle close to nature, it is the benchmark address in Göktürk.
